Our own pricing engine checks every night of your calendar, every day, against live local demand, events and what similar homes are charging, inside floors and ceilings we agree with you. The aim is not just a fuller calendar. It is more revenue from every night you have.
Holidaymakers fill the weekends and school holidays. Contractors, project teams and corporate bookers fill the weeks in between, often for months at a time. We built the business on both, so your property keeps earning when the holiday season ends.
Our sister company, Bluespire Interiors, designs and furnishes each home for the guests it will attract in that location. Better photos win the booking, better spaces win the five-star review, and hard-wearing finishes protect your asset.
Every month we look at each property the way an investor would: revenue, nightly rate, bookings and reviews against the local market. If a home starts to slip, we act straight away on pricing, photos, the listing or the space itself, and tell you what we changed and why.
Performance, not promises
A full calendar on its own does not pay the mortgage. What matters to an owner is revenue for every night the home is available to let, which combines how often it is booked with what each night earns.
On that measure, our homes earned 13% more than similar homes nearby over the last 90 days.

When we were first analysing the deal BPS were able to provide historical revenue reports so that we could quickly assess whether the house was going to work from a rental perspective. Then Kate was able to help me with the interiors in terms of colours etc and then we worked with BPS to dress the property and we were over the moon with the finish provided.
Once the property had been completed from a build perspective, BPS handled everything else from the photos, to the listing bookings, cleaning, waste removal and linen. They are very hands-on in ensuring the property is maintained to a high standard and we have hardly had to get involved in any of the day to day running. There is a lot of work involved in SA, we are glad to have found BPS to manage our SA, we could not have done it without them!

Market rates, events, lead time and our own booking history feed a nightly price for each date, then guardrails we set with you keep it inside sensible floors and ceilings. No stale prices, no panic discounts.
Payout reconciliation
Airbnb, Booking.com, Vrbo, Stripe and direct payments are matched automatically to each booking and flagged the moment something does not add up. Your statement is built from reconciled money, not estimates.
Guest journey
Verification, pre-arrival messages, check-in details, mid-stay check-ins and review requests run on schedule for every stay, with our team stepping in the moment a guest needs a person.
Operations watch
Every 15 minutes our systems check payments, cleans and check-ins across every property. If a payment has not arrived, a clean is running late or a guest cannot get in, our team knows straight away, day or night, and deals with it, usually before you or your guest would ever notice.

Our management fee is quoted in your appraisal and is not deducted here. Cleaning is charged to guests. Utilities, broadband, insurance, council tax or business rates and platform fees are not deducted from either column. Tenancy rent is the ONS average private rent by bedrooms for the local authority, July 2026, before agent fees and voids. Bands marked estimated are scaled from neighbouring bedroom bands.

If the property is ready to let and the timing is right, we can have it taking bookings within a week. Homes that need furnishing, works or certificates take longer, and we will give you a realistic launch date before you commit.

Guests arrive, cleans happen, prices move nightly and you get a statement and payout every month. You block your own dates whenever you want them.

Fees depend on the property, where it is and how it will be let, so we quote them in your free appraisal rather than publish one number. The appraisal shows the projected income, our fee and what you keep, before you commit to anything. Cleaning is charged to the guest, so it is not a cost to you. If a property needs furnishing or a refresh before launch, Bluespire Interiors quotes that separately after a viewing.

It depends on the property and the market. Use the estimator on this page for a rough indication based on live market rates, then ask for a full appraisal. We build appraisals from actual comparable listings in your postcode, not a national average, and we tell you honestly if a long let would suit the property better.
Two guest markets. Leisure guests at weekends and in the holidays: couples, families and groups visiting the coast, the Cotswolds or a festival. And business guests during the week: contractors, project teams, relocating professionals and corporate bookers who stay for weeks or months. Balancing the two is how we keep occupancy high all year.
Every guest is ID-verified before arrival. Bookings are screened, house rules are enforced, and we hold deposits or damage cover on every stay. Our team inspects after every clean with photo records, so wear and issues are caught early and dealt with, not discovered months later.

Our management agreement has a notice period, and we go through it with you, along with everything else in the agreement, before you sign. You can block dates for your own use at any time.
